Downtown San Jose is gaining new, permanent places to play. The former Valley Title Lot has been transformed into a 41,000-square-foot sports and social-recreation venue that will host leagues, pickup games and regular programming designed to keep people in the area beyond one-off events.
The site, operated by Volo Sports under a five-year lease, includes several pickleball courts, a futsal area and a sand volleyball court. It is the company’s first dedicated facility in the Bay Area after previously running leagues in rented spaces.

The new venue is intended as a recurring draw rather than a short-term tournament activation. City planners and project partners expect the steady flow of players and visitors to increase foot traffic for restaurants, bars, galleries and small businesses in the nearby SoFA District.

Partners and approvals
The project reached fruition through coordination among private developers and city departments. Officials acknowledged contributions from Westbank, Gary Dillabough, and the City of San José’s Planning, Building and Code Enforcement departments for helping move the project forward.
The transformation repurposes a former parking lot that had also been used as a roller rink and food-truck site, converting underused space into a multiuse recreation destination.
More sports coming to downtown
Volo’s opening is one component of a broader growth in downtown recreation. The downtown sports scene is also expanding to include padel facilities and other fitness offerings — such as high-intensity interval training, yoga and Brazilian jiu-jitsu — that are intended to broaden opportunities for residents to participate in activities year-round.
